Quality Sarasota Fence & Deck provides residential deck building, fence installation, deck repair, and related outdoor structure services in Sarasota, FL and surrounding communities. Services are performed by licensed and insured contractors. Specific services, scope, materials, and timelines are defined in the written proposal provided to each customer before work begins.
All estimates provided by Quality Sarasota Fence & Deck are free of charge and carry no obligation to proceed. Estimates are based on an in-person site visit and the project details discussed at that time. A written proposal will be provided before any contract is signed.
Pricing in a written proposal is valid for 30 days from the date of issue unless stated otherwise. Material cost changes, permit fee adjustments, or changes to the project scope after a contract is signed may result in price adjustments, which will be communicated to you in writing before additional work proceeds.
Project start dates are confirmed in writing at the time of contract signing. Schedules are subject to weather delays, permit approval timelines, and material availability. We will notify you promptly of any significant schedule change.
If you need to cancel or postpone a scheduled project, please notify us as soon as possible. Cancellations made after materials have been ordered or custom components have been fabricated may result in a restocking or materials fee, which will be outlined in your contract.
Payment terms are specified in each individual written contract. A deposit is typically required before work begins, with the balance due upon project completion and final walkthrough. We accept payment by check, bank transfer, and other methods listed in your contract.
Invoices not paid within the timeframe specified in your contract may be subject to a late payment fee as described therein. We reserve the right to halt work on a project where scheduled payments are not received.
Quality Sarasota Fence & Deck manages the permit application and inspection scheduling process for all projects requiring a building permit under Sarasota or Florida requirements. Permit fees charged by the county or city are passed through to the customer at cost and are listed in your written proposal. Work does not begin until required permits are approved.
Quality Sarasota Fence & Deck warrants that all work will be performed in a workmanlike manner consistent with industry standards. Any specific warranty terms - including duration and coverage - will be stated in your written contract.
Warranties do not cover damage caused by normal wear and tear, improper maintenance by the homeowner, acts of nature (including hurricanes and flooding), pest infestation, or modifications made to the structure by parties other than Quality Sarasota Fence & Deck.
Material warranties are provided by the respective manufacturers and are separate from any labor warranty offered by Quality Sarasota Fence & Deck. We will assist you in filing manufacturer warranty claims but are not responsible for manufacturer decisions.
To the fullest extent permitted by law, Quality Sarasota Fence & Deck is not liable for any indirect, incidental, special, or consequential damages arising from the use of our website or from our services, including but not limited to loss of use, loss of revenue, or property damage beyond the direct cost of the services provided.
Our total liability to you for any claim arising out of or related to our services shall not exceed the total amount paid to us for the specific project that is the subject of the claim.
You agree to provide reasonable access to your property for the duration of the project, including access for deliveries and inspections. You are responsible for notifying us of any underground utilities, irrigation lines, or other buried infrastructure in the work area before excavation begins. Quality Sarasota Fence & Deck is not liable for damage to undisclosed underground structures.

If a dispute cannot be resolved informally, it shall be submitted to binding arbitration in Sarasota, FL, under the rules of the American Arbitration Association. Each party is responsible for its own legal fees unless the arbitrator awards otherwise.
These Terms and Conditions are governed by the laws of the State of Florida, without regard to its conflict of law provisions. Any legal proceedings not subject to arbitration shall be conducted in the appropriate courts of Florida.
